Rental Requirements:

Each resident over the age of 18 must submit a separate rental application. They must submit payment for each of the application as well (including spouses, children etc.).

Background checks generally take 48 hours. (Sat & Sunday excluded) Action Properties are looking for at least 3 years of residential history as well as contact information for your rental references. NO EVICTIONS in the past 10 years. No Current open Bankruptcy Proceedings. Eviction or any monies owing to a previous landlord will result in a automatic denial. Most owners are looking for favorable rental references or ownership and at least two lines of good credit established with a overall credit being 80% positive. Require that applicant(s) combined gross income is at least three (3) times the monthly rent amount. Most owners are looking for a favorable credit reports and Security deposits are negotiable and can vary for each property. All Security Deposits are not final until they are negotiated and a lease is executed. Security Deposits are based upon verified information obtained from application and what the owner feels is a reasonable amount of Security Deposit for their property. Minimum Credit Scores 600 for majority of properties.

  • Once you complete and e-sign the application, you will be directed to upload the required documents.
  • Please upload the Following Documents with Your Application: A copy of a current, government issued I.D.: Driver’s License, Military I.D., or Passport Proof of income: Most recent pay stub showing your year-to-date income; the first two pages of your two most recent 1040 or 1040A from your tax returns.

  • The application fee is $35 per applicant over the age of 18.
  • You will be asked to pay online with a credit card, or if you prefer, you can pay in our office by money order or cashier's check.
  • The application is not considered to be complete until all verification of information has been obtained.
  • We will decline all applications lacking a reference from a prior landlord. All applicants information will be verified.
  • If any information is not verifiable this will be grounds for a denial.

How Do I pay Rent?

We accept cashier's checks, money orders, for rent payments. Please note that we do not accept cash. You may also choose to pay your rent electronically online. You can login through your tenant portal and set-up a one-time or recurring rent payment. Also payments can be mailed or dropped off at our office anytime during business hours.

Do you charge a Late fee?

Rent is due on or before the first day of each month. We do provide a grace period through the third of the month. If rent is not received by 5 pm on the third of the month, a $150 late fee will be assessed and a "Three Day Notice to Pay Rent or Quit" will be served.
